Yes we do! Just download the ResidentPortal app from the App Store or Google Play Store to pay rent, submit maintenance requests, and more — right from your phone.

Submitting a request is easy! Simply log into the ResidentPortal app, give our office a call, or send us an email at leasingestero@royalproperties.com and we'll get it taken care of.

We aim to respond quickly! Requests submitted during the week are typically addressed within 24 hours. If your request comes in over the weekend or on a holiday, we'll get back to you on the next business day.
We keep you in the loop through email and text as our main forms of communication, plus announcements right in the ResidentPortal app. You can also follow us on social media for updates and fun community happenings!

Leasing and Applications

Scheduling a tour of Estero Vista is easy! Call us at (239) 744-2800 during office hours (Mon–Fri, 9am–6pm; Sat, 10am–5pm), book online through our website, or stop by our leasing office at 19600 Veduro Circle, Fort Myers, FL 33908 — walk-ins are always welcome! We're happy to arrange both in-person and virtual tours based on your schedule.
Pricing varies based on floor plan, availability, and lease term. For up-to-date rates and options, visit our availability page or contact our leasing office.
Applying is simple! You can apply online through our Apply Now page or complete an application in person at our leasing office — whichever is easiest for you.
To qualify, we ask that applicants have a combined income of at least 2.5 times the market rent for their desired unit, along with a credit score of 650 or higher.
Yes, we do! In some cases, a guarantor or co-signer may be required as part of a conditional approval.
You'll need a valid photo ID or other government-issued identification, along with proof of income from the past 30 days.
At certain times of year, popular units may have a waitlist. Contact our leasing office for the most current availability!
Our standard lease term is 12 months. Please note that we do not offer short-term or month-to-month leasing options.

Rent and Payments

Paying rent is easy with the ResidentPortal app! You can pay electronically via ACH transfer, debit or credit card, and even set up auto-pay so you never have to worry about missing a due date.
Yes! Rent is due on the 1st, and we offer a 2-day grace period. Late fees are assessed starting on the 4th day if rent hasn't been paid.
If rent isn't paid by the end of the grace period, a one-time flat late fee of $150 will be applied.
Yes! Just log into the ResidentPortal app, head to the Payments section, and you can set up autopay in just a few clicks. If you run into any issues, don't hesitate to contact our leasing office for help.
Residents are responsible for water, billed through Lee County, and electric, billed through FPL (Florida Power & Light).

Lease Terms and Occupancy

We send out renewal offers 90 days before your lease expiration date, giving you plenty of time to review your options and let us know your decision.
If you need to break your lease early, the early termination fee is either two months' rent or the remainder of your lease payments — whichever amount is less.
Adding or removing a resident from your lease is possible! This process must be completed through our office, and any new applicant will need to meet our standard application criteria. Please contact the leasing office for more details or to get started.
To renew your lease, simply provide notice to our office and sign a new lease agreement — we'll walk you through the details!
Occupancy is limited to two people per bedroom, in accordance with local fire safety codes and regulations.
Guests are welcome to stay for up to 14 days. If a guest plans to stay longer, please contact the leasing office.

Move-In and Move-Out

Security deposit amounts may vary. Visit our floor plans page for current rates or contact our leasing office.
You can move in as early as the day your lease officially starts!
Before you move in, please make sure you've paid your security deposit, admin fee, and first month's rent, set up your renter's insurance, and activated your FPL electric account. Once that's all done, you're ready to move in!
Yes, renter's insurance is required with a minimum liability coverage of $100,000.

We require 60 days' written notice before your intended move-out date. Please submit this notice to our leasing office in writing.
Your security deposit refund will be processed and direct deposited within 30 days of your move-out date.

Yes, we do! We host a variety of resident events throughout the year — keep an eye on your email, text, and the ResidentPortal app for upcoming dates and details.
We don't accept packages at the leasing office, but no worries — all deliveries go straight to our secure package room for safekeeping!

Parking and Transportation

Yes, on-site parking is included at no additional cost!
Yes, we offer garage parking for residents who'd like the extra coverage for their vehicle at an additional monthly cost. Contact us or visit our floor plans page for more details!
Yes! Public transit is operated by LeeTran, with nearby bus access along major corridors like U.S. 41 (S. Tamiami Trail) and Three Oaks Parkway.
We don't currently offer EV charging stations.

Community Safety and Support

Yes, we're a gated community for added peace of mind!
For any life-threatening emergency, please call 911 immediately. For after-hours maintenance emergencies, call our regular office number at (239) 744-2800 and follow the prompts to reach our emergency line.
While we don't have on-site security or courtesy patrol, our community is monitored by surveillance cameras placed throughout the property for added safety.

No, our community is a smoke-free property, and smoking is not permitted anywhere on the premises.

Pets

We love pets! Residents may have up to two pets per apartment home, with no breed or weight restrictions.
Estero Vista has no breed restrictions, so all dogs are welcome!
Yes! Estero Vista features an on-site dog park for your furry friends to run and play.
Yes, all pets must be registered with our leasing office.
